Living in Skye Ranch Sarasota: A Local Resident’s Guide to Homes, Amenities, Schools and Daily Life

There is a moment most evenings in Skye Ranch when the sky over the lakes turns soft pink and the whole neighborhood seems to slow down. Kids ride their bikes home from Turner Park, neighbors walk their dogs, and the day finally exhales.

I know that moment well because Skye Ranch is where my family and I call home.

I’m Irma Scherer, a Skye Ranch resident and Sarasota real estate advisor with Compass. I live here, I’m raising my family here, and I help buyers and sellers navigate Skye Ranch and the surrounding 34241 area.

That means I experience this community from two perspectives. I understand the market, the homes, builder inventory and resale activity, but I also know what it feels like to live here on an ordinary Tuesday afternoon.

This guide is about both.

Where Is Skye Ranch in Sarasota?

Skye Ranch is a master-planned community located near Clark Road and Lorraine Road in Sarasota, Florida 34241.

Its location is part of what initially draws many buyers here. Skye Ranch sits east of I-75, surrounded by lakes, preserves and open space, while still keeping everyday Sarasota destinations within reach.

The community was designed around much of the property’s existing natural landscape, including mature oaks, wetlands, lakes and native habitat. Walking and biking trails weave throughout the neighborhoods and connect residents with parks and amenities.

For me, that balance is one of the things that makes this part of Sarasota feel different. You can have space, nature and a quieter rhythm without feeling disconnected from the rest of Sarasota.

What Is It Like to Live in Skye Ranch?

This is where the brochure and actually living here become two different things.

The amenities are wonderful, but what I appreciate most is how easy everyday life feels.

The Hub and Turner Park give residents places to swim, exercise, play sports, meet friends, take the kids outside or simply walk after dinner.

The Hub includes resort-style pools, a junior Olympic pool, children’s water areas, fitness facilities, indoor basketball, a climbing wall and gathering spaces.

Turner Park offers additional recreational space with tennis, basketball, sand volleyball, baseball and softball fields, soccer fields, a community pier, a dog park, children’s play areas and trails.

The community continues to evolve as well.

Cassia is adding The Cove, a planned amenity campus featuring another resort-style pool, waterslide and Skye River lazy river.

Esplanade at Skye Ranch is expanding its own resort-lifestyle amenities, and The Towns at Skye Ranch has a planned neighborhood amenity campus called Eclipse Park.

For our family, though, the biggest luxury isn’t an amenity.

It’s the ease.

Cane and Aspen have friends nearby. We can head outside without turning it into an outing. Parks, trails and the things we enjoy doing together are minutes from our front door.

Those ordinary moments are a big part of what living in Skye Ranch means to us.

Skye Ranch School

One of the most significant additions to the community has been Skye Ranch School, located at 9501 Lorraine Road.

The school opened in 2025 and is designed as a K through 8 Sarasota County public school with an emphasis on STEAM learning.

For the 2026 to 2027 school year, Sarasota County Schools identifies Skye Ranch School as serving grades K through 8.

High school assignments should always be verified directly through Sarasota County Schools, as school boundaries can change.

When I’m helping a family move to Skye Ranch, I always recommend confirming the assignment for the specific property rather than relying solely on a real estate listing or community website.

What Types of Homes Are in Skye Ranch?

One of the reasons Skye Ranch appeals to such a broad range of buyers is that there isn’t one single type of home here.

Buyers can find townhomes, traditional single-family homes and resort-lifestyle homes, along with a mix of new construction, move-in-ready builder inventory and resale homes.

Taylor Morrison currently offers three primary collections within the community.

The Towns at Skye Ranch

The Towns offers two-story townhomes ranging from approximately 1,180 to 1,558 square feet.

This gives buyers a smaller-footprint and lower-maintenance way to live within the larger Skye Ranch community.

Cassia at Skye Ranch

Cassia offers single-family homes ranging from approximately 1,790 to 3,997 square feet, with one and two-story floor plans and a wide range of home sizes.

This is where you’ll find many of Skye Ranch’s larger traditional single-family floor plans.

Esplanade at Skye Ranch

Esplanade offers its own resort-lifestyle experience within Skye Ranch, with a mix of single-family and other residential options alongside additional lifestyle programming and amenities.

Floor plans currently begin at approximately 1,533 square feet.

And then there is the resale market.

That adds an entirely different layer to the decision.

A buyer may be comparing a brand-new home with builder incentives against a resale property that already includes a pool, finished landscaping, window treatments, lighting, built-ins and other improvements.

The list price alone rarely tells the entire story.

How Much Do Homes Cost in Skye Ranch?

As of September 2026, current opportunities in Skye Ranch span a wide range of price points.

Pricing currently ranges from approximately $249,000 to $1.9 million, depending on the neighborhood, home size, homesite, upgrades and whether the property is new construction, move-in-ready builder inventory or resale.

Taylor Morrison currently advertises The Towns at Skye Ranch from approximately $259,000, Esplanade from approximately $375,000 and Cassia from approximately $473,000.

Builder prices, available homes and incentives change frequently, while resale pricing moves independently based on the individual property and current market.

That is why saying Skye Ranch homes simply “start in the $200Ks” doesn’t tell the whole story.

Someone looking for a townhome, a larger Cassia home with a pool or an upgraded Esplanade property is shopping three very different parts of the Skye Ranch market.

New Construction vs. Resale Homes in Skye Ranch

This is one of the conversations I have most often with buyers here.

Neither option is automatically better.

They simply solve different needs.

New construction may give a buyer the opportunity to select a floor plan, homesite and finishes. Move-in-ready builder inventory may offer a different combination of timing, upgrades and available incentives.

A resale home may already include improvements such as a pool, landscaping, window treatments, lighting, built-ins or outdoor living features that would cost significantly more to add after purchasing new construction.

There is also timing to consider.

Some buyers want to personalize a home from the beginning. Others would rather unpack and start living.

Because I live here and work within the Skye Ranch market, I help clients compare builder inventory and resale inventory together rather than treating them as two separate searches.

One important thing for buyers to understand is that the builder’s sales team represents the builder.

If you want your own real estate advisor involved in a new construction purchase, it is helpful to establish that relationship before your first builder visit and understand the builder’s current registration requirements.

HOA and CDD Fees in Skye Ranch

Skye Ranch has HOA and CDD-related costs, and the structure is not identical throughout every neighborhood and phase.

Fees, maintenance responsibilities and what is included can differ depending on the property.

This is one of the areas where I encourage buyers to look beyond the purchase price.

A townhome, Cassia home and Esplanade home may each have a different monthly ownership picture.

Before one of my clients moves forward with a property, we review the current fees and responsibilities associated with that specific home so they can understand the complete picture.

Cassia vs. Esplanade vs. The Towns at Skye Ranch

Buyers frequently ask me which part of Skye Ranch they should choose.

I think the better question is: how do you want your home and your days to function?

The Towns offers a smaller-footprint, lower-maintenance option.

Cassia offers the broadest range of traditional single-family floor plans and home sizes.

Esplanade adds another layer of resort-lifestyle amenities and programming.

Then within each neighborhood, you still have to consider homesite, orientation, floor plan, finished upgrades, proximity to amenities and whether new construction or resale makes more sense.

There isn’t one answer that works for every buyer.

Skye Ranch vs. Other Communities in Sarasota 34241

Skye Ranch is an important part of 34241, but it is not the only choice.

Buyers considering new construction and newer communities in this part of Sarasota may also compare Skye Ranch with Grand Park, Hawkstone, Magnolia Bay and Lakeview Crossing.

Those communities offer different builders, amenities, architectural styles, price points and ownership experiences.

There are also established neighborhoods and acreage properties throughout 34241, creating choices beyond master-planned new construction.

I actually like when my clients compare.

Someone may begin convinced that Skye Ranch is where they belong and discover another neighborhood fits their lifestyle better.

Or they may tour several communities and realize that the parks, amenities, school and everyday rhythm of Skye Ranch are exactly what they were looking for.

My role isn’t to convince someone to live where I live.

It’s to help them understand their choices well enough to recognize what feels right for them.

What Buyers Should Know Before Buying in Skye Ranch

Skye Ranch is still evolving.

New phases continue to develop. Builder pricing and incentives change. Move-in-ready inventory shifts. Amenities continue to come online. Resale homes compete directly with new construction.

That makes it especially important to look at the whole market.

Because I live here, I also experience the neighborhood differently than someone simply pulling listings from a database.

I know what different parts of the community feel like throughout the day. I watch the relationship between new construction pricing and resale pricing. I see new amenities taking shape and experience the parks, trails and community as a resident.

Then I combine that firsthand perspective with the market data.

That’s the perspective I bring to my clients.
